Make an offer

The dollar amount is what most buyers focus on when formulating an offer for a home. And yes, your finances remain a top consideration at this step in the process. There is more to an offer than just what you’re willing to pay for your new home, however. Brandon Green Companies has the negotiation experience and expertise you need to find the terms most favorable to you.

Writing an offer requires more work than deciding on an amount to bid. Brandon Green Companies will use our customized process to evaluate your situation by analyzing the market and the details of the sale. We will use this data to construct a strategic offer with the right combination of money and contract terms to meet the goals we’ve remained focused on this whole time.

The offer: crucial to successful negotiation

Brandon Green Companies will walk you through several contract scenarios. The offer stage requires much strategy—we don’t know the seller’s position or whether or not he or she is apt to make a counter offer.  The possibilities at this step are many, so our knowledge and expertise is as important as ever.

The offer must reinforce our negotiating position and be adaptable to counter offers. Our strategic bidding skills are top notch (you may not have much experience, if any, bidding on property, but we do it regularly), so we’re here to lend our experience and powerful negotiation skills.

Writing the contract is complicated. Brandon Green Companies will explain the implications of each section to simplify the process for you.

Put your earnest money where your mouth is

One contract section calls for an earnest money deposit. This is money you put into escrow to show that you are serious about buying the house. In making this deposit you are asking the seller to take his or her home off the market and begin the process of selling it to you.

The amount of the deposit varies, but it is usually about 3 percent of the purchase price and is credited back to you at settlement.. Again, we will explain everything to you and answer your questions.

We present your offer

Our presentation skills are sharp and our knowledge is vast. As your advocate we will communicate your offer while protecting your position.

You will not be at the contract presentation, but you will be available and ready to sign adjustments to your terms at any moment. Timing is crucial!

Negotiating the counter offer

Usually the seller will counter your offer with his or her own version of the contract. Brandon Green Companies will guide you through these negotiations, offer strategic advice, and advocate for you.

The contract may go back and forth several times. You probably will end up somewhere between your and the seller’s original offer.
